Phase 2 Consultation Update

Bloor Homes are seeking the views of the local community on our Phase 2 housing development at Cheswick Place.

Development of Phase 1 for 95 new homes is now underway and further details of this Phase can be found at .

This followed the granting of outline planning permission for 220 dwellings in November 2014 and approval of the details for Phase 1 in November 2015.


Phase 2 will comprise a total of 179 dwellings of which 85 will be 2-bed homes and 52 will be 3-bed homes. The increase in numbers across the site is a direct response to the high level of demand for new 2 and 3 bedroom accommodation at Cheswick Place; both open market and affordable. Importantly, the additional houses will not result in any reduction of public open space or landscaping on the site, but will be delivered by constructing 2 and 3 bedroom properties on plots which otherwise would contain 4 and 5 bedroom homes.

Phase 2 Cheswick Place will comprise the following housing mix:

  • 20    1 bedroom flats
  • 85     2 bedroom homes, including 3 bungalows
  • 52     3 bedroom homes
  • 19     4 bedroom homes and
  • 3     5 bedroom homes

Other aspects of the Phase 2 development will also include:

  • A wide area of public open space between existing homes and new homes;
  • Provision of an equipped play area;
  • Additional tree planting and landscaping;
  • Retention of the existing public right of way and creation of a new footpath link to Saxon Wood Road

What work are we doing to develop our ideas?

Notwithstanding the range of technical reports which were submitted as part of the outline planning application, a number of technical and supporting studies have been commissioned and updated to help guide and inform the layout of Phase 2 development on the site. These include:

  • An updated Drainage Strategy to confirm arrangements to manage surface water run-off from the additional dwellings;
  • An addendum to the approved Transport Assessment which will identify how much traffic will be generated by the development and how to address any impact this may have;
  • An updated Ecology Report;
  • An updated Landscape and Visual Impact Assessment and
  • A Design & Access Statement.

The emerging proposals will also be discussed with Cheswick Green Parish Council and key consultees who will advise on design and technical considerations and any necessary mitigation measures.

Members of the public will have a further opportunity to provide their comments after the Phase 2 planning applications are formally submitted to Solihull Council for approval.
